Northern Michigan Releases Free Home Plans to Boost Affordable Housing

MARQUETTE, Mich. - March 20th, 2026 - Housing North, a regional collaborative dedicated to expanding housing opportunities across Northern Michigan, today announced a bold initiative that promises to reshape the landscape of affordable housing construction: the release of a series of free, publicly available home pattern books. These meticulously crafted blueprints and detailed specifications are designed to significantly reduce construction costs, accelerate build times, and standardize quality in the creation of much-needed affordable housing units throughout the region.

Northern Michigan, renowned for its natural beauty and growing tourism industry, has, like many rural areas, struggled with a persistent housing shortage. Rising property values, limited inventory, and the challenges of building in a geographically complex terrain have created a crisis, impacting workforce availability, hindering economic growth, and forcing long-time residents to leave the communities they call home. Traditional construction methods, often customized and complex, contribute significantly to the high cost of building.

Housing North's pattern books represent a fundamental shift in approach. Instead of relying on bespoke designs for each project, the books offer a library of pre-approved, optimized plans for various housing types - single-family homes, duplexes, townhouses, and even accessory dwelling units (ADUs). This standardization allows builders to leverage economies of scale, pre-fabrication techniques, and a streamlined permitting process.

"We realized that to truly address the affordability gap, we needed to move beyond incremental changes and embrace a more innovative, collaborative approach," explained Sarah Steffes, Executive Director of Housing North. "These pattern books aren't just about providing plans; they're about creating a common language for affordable housing development. They allow builders to focus on building homes, not re-inventing the wheel with every single project."

The benefits extend beyond cost savings. The pattern books prioritize sustainable building practices, incorporating energy-efficient materials and designs to reduce long-term operating costs for homeowners.
